Jamestown (Conanicut Island) Construction & Excavation Services

Building on an island requires a contractor who plans differently. Equipment ferry schedules, material staging, tidal windows, and limited on-island storage aren't complications to Roberts Construction — they're the logistics we've mastered on Conanicut Island over more than 25 years of service.

Island Construction — What's Different Here

Ferry Scheduling

Equipment transport to Conanicut Island is coordinated around the Jamestown–Newport Ferry schedule. We plan mobilization windows weeks in advance.

Material Staging

Limited on-island storage means materials must arrive in precise sequencing. Our project planning accounts for this with phased delivery schedules.

Ledge at the Surface

Thin glacial till over bedrock means excavation hits ledge within 2–4 feet on many island lots. We come prepared with hydraulic breakers every time.

Coastal Buffer Compliance

Narragansett Bay surrounds the island on all sides. Nearly every Jamestown project requires CRMC buffer zone analysis.

Island Construction — A Genuinely Different Challenge

Conanicut Island is one of Narragansett Bay's most beautiful — and most logistically demanding — construction environments. The island is accessible via the Jamestown–Newport Ferry for smaller equipment or across the Pell Bridge, and every project requires advance planning for how materials and machinery arrive, are staged, and are removed. Contractors who don't factor this into their project planning find themselves paying standby time for crews waiting on delayed equipment or scrambling to find storage for materials that arrived ahead of schedule.

Roberts Construction has made the Conanicut crossing dozens of times over more than two decades. We treat island logistics as a strength rather than a complication because we've developed the planning protocols, the supplier relationships, and the scheduling discipline that island projects require. We communicate our logistics plan clearly to clients and general contractors before mobilization so everyone on the project team understands the timing and sequencing.

Beyond logistics, Jamestown's construction environment is shaped by its island geology. Thin glacial till over granitic bedrock means ledge is encountered routinely — on some North End properties, it's visible at the surface. Our crews carry hydraulic breakers as standard equipment on every Jamestown mobilization because we know it's not a question of whether we'll hit ledge, but when. That preparedness keeps projects moving and prevents the multi-day delays that catch underprepared contractors off guard.

What We Build & Excavate on Conanicut Island

Full-service construction and excavation — planned for island logistics from the first site visit.

Island Site Preparation & Logistics

Comprehensive site prep — clearing, grubbing, rough grading, and erosion control — with logistics planning built into every project schedule from day one.

Ledge Rock Excavation

Hydraulic breaking and mechanical extraction of the granitic bedrock that characterizes Conanicut Island. We assess ledge extent before bidding so estimates are accurate.

Coastal Foundation Work

Bay-facing and cove-adjacent foundation work with CRMC-compliant buffer zone management and engineered coastal foundation design coordination.

Septic System Installation

Conventional and innovative alternative ISDS installation on island properties. High groundwater near the Bay shore often requires mound or at-grade system designs.

Residential Land Clearing

Selective and full lot clearing with viewshed-sensitive tree removal on island properties where community aesthetic standards and conservation guidelines apply.

Stormwater & Drainage Management

Drainage systems designed for Conanicut Island's thin soil profile and rock-dominated subsurface. Solutions that work with the island's unique hydrology.

Ledge Rock on Conanicut Island — Our Track Record

Ledge rock excavation is one of the most technically demanding aspects of construction on Conanicut Island, and it's also one of the most common. The island's thin glacial till sits directly on granitic bedrock in many areas — particularly on the higher-elevation North End properties and the exposed eastern shore near Beavertail State Park. When we excavate a foundation on Jamestown, encountering ledge within the first few feet is not unusual; it's expected.

Our approach to ledge is methodical. We assess the extent of the ledge mass before committing to an excavation approach, determine whether mechanical breaking is sufficient or whether controlled blasting consultation is warranted, and provide the client with a clear cost and timeline picture for ledge removal before proceeding. We don't hide ledge surprises — we surface them early and solve them efficiently.

On projects where ledge removal creates significant spoil material, we also coordinate the removal and disposal logistics — a non-trivial consideration on an island where disposal sites are limited and transport off-island requires planning.

Ferry & Logistics — How We Plan Every Jamestown Project

Pre-Mobilization

Four to six weeks before start, we confirm ferry schedules, reserve passage for heavy equipment if needed, and coordinate with the client and GC on material delivery sequences.

Equipment Arrival

Equipment crosses via the Pell Bridge or ferry depending on size and schedule. We always have a secondary logistics plan in case of weather delays or ferry unavailability.

Material Staging

Materials are delivered in sequence to minimize on-site storage needs. We coordinate with suppliers for phased deliveries matched to construction progress.

Demobilization

Equipment and waste materials are removed from the island in a coordinated sequence. We leave the access road and any off-site areas clean and undamaged.

"Hiring a mainland contractor for an island job is always a worry — but Roberts Construction made it seamless. They had everything coordinated perfectly, hit ledge on day two and handled it without drama, and finished our site prep in a week. Island homeowners should look no further."
